Guide to land prices in Kenya

So, looking to buy my own bit of paradise in Kenya as an investment for the future. I have a pretty good handle on the legal aspects of the purchase, need to hire a lawyer to ensure clean freehold title exists, access and services, convenants on the land preventing building on it etc.

What I'm not sure about though is whether or not the price is competitive or needs to be negotiated.

The land in question is available in 1/4, 1/2 and 1 acre lots in the Coastal region near Malindi. No sea view and a few hundred metres away from the main road (served by a track). Does anyone have any insight please as to how I establish the going rate per acre?

I have a friend local to the area acting on my behalf and it may be that the land is actually bought in their name (don't worry I have everything covered and am not being scammed). The help I need is on getting it for the right price.

Land prices on the coast vary considerably and to a great extent depend on the location. Anne Taylor, - aetkilifi@gmail.com a friend of mine who has lived at Kilifi for well over 25 years has land for sale close to the fabulous Bofa Beach, one of the most unspoilt beaches on the Kenya Coast. Kilifi is a 'hidden gem' of a place that does not have the hotels and tourist trade that either Watamu or Diani on the South Coast have. It is popular with the yachting community and a well known center for deep sea fishing.

The question posed by Mike W from UK is really difficult to answer, because the price of available land in Kenya varies considerably depending where you want to buy the land and what local restrictions are in place as well as the title and other hurdles put out by Government. Then there is the awful problem of Somalis who are purchasing land at high prices. They pay more than necessary. The prices of land have increased 10 times more.

The rates of land in Kenya do change drastically in favour of the appreciation side. Many land especially beach plots either A to D since each has a category. Beach plot A is the Most expensive going at about KES 10million.At D it goes for 7 million. I have sold these plots. Currently I deal with sale of land. I have beach plot of 35 acres on sale with a genuine freehold title deed its at a beach North Coast of Kenya, Another 5 acres, 10 acres at Bamburi near Mombasa. LAND AVAILABLE IN BAMBURI NEAR MOMBASA CITY IN KENYA

Land in Bamburi is going at 10 million Kenya shillings an acre. There are 10 acres at Bamburi and 5 acres at Utange Shanzu area.

Buying Land

Hi Mike,
I agree with people who have said it depends on where the land is and i think thats very true because you can buy land for 200,000kshs in Nanyuki where i am looking to buy. I hope you don't think this too cheeky of me but i am not very clued up on the legal side of things but i am very interested in investing some money in kenya and possibly relocating there as my partner lives there. Any help you coudl give me or sign posting would be great.

Then there is the awful problem with corruption that you need to be aware of.
On the coast there is still some land available but it is not cheap.
My friend Anne Taylor who was born in Kenya and has lived and farmed in Kilifi on the North Coast for well over 25 years now, has been able to offer help to many people regarding the availability and purchase of land in and around Kilifi and has established an excellent reputation.
